Recent transactions across Nassau and Suffolk counties highlight strong demand for industrial space, corporate expansions, and investment in historic properties.

Companies in the medical services, food distribution, and pharmaceutical sectors have secured large facilities to support their growth. These deals reflect ongoing confidence in the region's economic landscape and its appeal for businesses looking to expand their operational footprint.

Industrial Leasing Activity Surges Across Long Island

The industrial sector has been a focal point of recent real estate activity, with several companies leasing substantial properties to facilitate expansion and streamline operations. These transactions underscore the high demand for warehouse and distribution centers in the region.

Yorkshire Food Sales Secures Bethpage Facility

Yorkshire Food Sales Corp., a snack product distributor with roots dating back to the 1940s, has leased a significant industrial space. The New Hyde Park-based company will occupy 33,325 square feet at 999 South Oyster Bay Road in Bethpage.

This move allows the company to enhance its distribution capabilities for major brands. The lease transaction was handled by Jason Miller and Jeffrey Schwartzberg of Premier Commercial Real Estate, who represented both the tenant and the landlord, Nassau Steel LLC.

Ambulnz NY Expands into Freeport

In Nassau County, Ambulnz NY, a division of DocGo, finalized a lease for a 10,200-square-foot industrial building. The property, located at 96 Commercial Street in Freeport, sits on a 0.42-acre lot and will support the company's mobile medical and transportation services.

Avi Garma of MAG Realty Associates represented Ambulnz NY. The landlord, Ferrucci Real Estate LLC, was represented by Mario Asaro and Dillan Morris-Timoney from Industry One Realty.

Why Industrial Space is in High Demand

The demand for industrial real estate on Long Island is driven by several factors, including the growth of e-commerce, the need for last-mile delivery hubs, and the expansion of local manufacturing and service industries. Proximity to New York City and a dense population make it a strategic location for logistics and distribution.

Gemini Pharmaceuticals Undergoes Major Expansion in Commack

Gemini Pharmaceuticals Inc. is significantly increasing its operational capacity with a new lease in Commack. The family-owned manufacturer has secured a 30,444-square-foot industrial building at 81 Modular Drive, located on a 1.64-acre property.

This expansion is a strategic move for the 43-year-old company, as its corporate headquarters is located next door at 87 Modular Drive. Gemini also operates facilities at 65 Mall Drive in Commack and 55 Adams Avenue in Hauppauge.

Economic Incentives Fuel Growth

Gemini's expansion is supported by recent economic incentives from the Suffolk County Industrial Development Agency. The company received approval for a $13.9 million package to fund infrastructure improvements and upgrades, demonstrating a commitment to local investment and job creation.

The company specializes in manufacturing over-the-counter pharmaceuticals, nutraceuticals, and animal health products. Richard Cohen of Ashlind Properties represented Gemini in the lease agreement. Jason Miller and Jeffrey Schwartzberg of Premier Commercial Real Estate represented the landlord, BP81 Enterprises LLC.

Historic Huntington Property Sold for $1.5 Million

A mixed-use building with deep historical roots in Huntington has been sold for $1.5 million. The property, located at 150 Main Street, was purchased by Ruggerio Properties. The two-story, 10,734-square-foot building includes ground-floor office space and five apartments on the second floor.

The new owner has announced plans to renovate the property, which will preserve a key piece of local real estate while upgrading its facilities.

"This property occupies the site of Huntington’s first church built in 1665. After a new church was built further east on Main Street in 1715, the first church building was sold in 1717 for 5.1 pounds or a little less than $7 U.S.," according to the Historical Marker Database.

The transaction was managed by brokers from Berkshire Hathaway Commercial Services. Frank Mannino represented the buyer, Ruggerio Properties, while his colleague Steven Bootz represented the sellers, Dr. Harold German and June German.

Rounding out the recent activity, several other leases signal continued business movement and growth in the region. These smaller-scale deals are vital to the health of the local commercial market.
